Palm Jebel Ali is a major waterfront master development by Nakheel spanning 13.4 square kilometres along Dubai’s coastline. Relaunched in 2023 with an expanded masterplan, the development is now under active construction and will combine residential neighbourhoods with hotels, resorts, retail, leisure and community facilities.
Spanning 13.4 square kilometres of land, Palm Jebel Ali will feature 16 fronds, 110 kilometres of coastline and more than 90 kilometres of beachfront. The master plan is designed around a series of mixed-use, pedestrian-friendly neighbourhoods, with extensive beaches, green spaces, hospitality destinations and waterfront amenities.
Developed by Nakheel, the master developer behind Palm Jumeirah, Palm Jebel Ali forms a major part of Dubai’s future growth corridor and the wider Dubai 2040 Urban Master Plan. Residential development is already underway, with beachfront villas and apartments among the first properties released on the island.
New Release – Palm Central Private Residences
The latest phase of Palm Central Private Residences introduces a further 222 beachfront homes to Palm Jebel Ali, following the initial apartment release in 2025. Developed by Nakheel, the new release includes one- to four-bedroom apartments and four- to five-bedroom townhouses across three low- to mid-rise buildings.
Located within the Palm Central district, the residences offer direct beach access, expansive terraces and views across Palm Jebel Ali and the Arabian Gulf.

Apartments at Palm Jebel Ali have been introduced through Palm Central Private Residences, marking the first apartment release within Nakheel’s master-planned island development. Located along the central spine between Fronds M and N, these low-rise G+6 buildings feature approximately 212 residences ranging from one-bedroom apartments to expansive five-bedroom penthouses.

Palm Jebel Ali Payment Plans
Payment plans at Palm Jebel Ali vary by project and property type. At Palm Central Private Residences, one- and two-bedroom residences are currently offered on a 70/30 payment plan, while three- and four-bedroom residences and townhouses use a 60/40 structure. Previous Beach and Coral Collection villa releases were offered with an 80/20 payment plan.

Nakheel is the master developer of Palm Jebel Ali and one of the names most closely associated with Dubai’s large-scale waterfront communities. The developer is also behind Palm Jumeirah, providing a direct link between Dubai’s established Palm destination and the much larger Palm Jebel Ali master development.

Sustainable Design and Green Infrastructure
A major part of the island’s infrastructure will be a dedicated district cooling network developed in partnership with Tabreed. The system is planned to provide approximately 250,000 refrigeration tons of cooling capacity across Palm Jebel Ali, representing an estimated AED 1.5 billion infrastructure investment. Construction commenced in 2025, with the first cooling services expected from 2027.

The Beach Collection villas have been designed in collaboration with six architecture and design firms: WATG, SAOTA, Whitespace Architects, NAGA Architects, LOCI and LW Design Group. 2026 Construction Update
